Frequently Asked

Garage Floor Coating FAQs

Everything Arlington & Northern Virginia homeowners ask us about epoxy, polyaspartic, pricing, prep, and maintenance.

How much does a garage floor coating cost in Northern Virginia?

For a standard 2-car garage (around 400–500 sq ft), a professionally installed flake epoxy system with a polyaspartic topcoat typically runs $2,800–$4,800 in Northern Virginia. Pricing depends on square footage, concrete condition, crack repairs, and the system chosen. Solid color is the most affordable; metallic finishes are the most premium. We provide free, fixed-price written quotes — no surprises.

How long does an Iron Garage Coatings installation take?

Most residential garages are installed start-to-finish in a single day using our polyaspartic system. You can walk on the floor that evening and park on it the next day. Larger commercial projects scale accordingly.

How long will a professional epoxy floor coating last?

A properly prepped and installed polyaspartic-topped flake floor will last 15–20+ years in a residential garage and 7–15 years in heavy commercial use. The key word is properly prepped — coatings fail because of bad concrete prep, not bad product.

Do you diamond grind the concrete or acid etch?

We exclusively diamond grind. Acid etching does not create a real mechanical profile; it leaves contaminants behind and is the #1 reason consumer-grade and big-box installs peel within a year. Diamond grinding is non-negotiable on every Iron Garage project.

What is polyaspartic and is it better than epoxy?

Polyaspartic is a fast-curing, 100% UV-stable polyurea-based topcoat. It cures in 1–2 hours instead of 12–24, will not yellow in sunlight, and is far more abrasion- and chemical-resistant than standard epoxy clears. We use polyaspartic as the topcoat on every system.

Will the coating peel, chip, or get hot tire pickup?

Not when it is installed correctly over a diamond-ground concrete profile with a proper primer and polyaspartic topcoat. Hot tire pickup is caused by a soft topcoat releasing from a poorly bonded floor — both problems we engineer out of every install.

Can you coat a garage that already has paint or an old failing coating?

Yes. We mechanically remove all existing coatings, paint, and sealers with diamond tooling before installing the new system. Coating over a failing surface is the fastest way to guarantee a callback — we refuse to do it.

Are the coatings slip resistant?

Yes. Our flake system creates a slightly textured surface that provides excellent traction even when wet. For polished or metallic systems we can add anti-slip aggregate to the topcoat on request.

Do you service Washington DC and Maryland too?

Yes. We are headquartered in Arlington, Virginia and primarily serve Northern Virginia — Arlington, Alexandria, McLean, Vienna, Fairfax, Reston, Ashburn, and the surrounding cities. We also install in Washington DC and Maryland (Bethesda, Rockville, Silver Spring, and beyond).

Can you coat my driveway, patio, or pool deck?

Yes. While our specialty is interior garage and commercial floors, we also coat exterior concrete using UV-stable polyaspartic systems with anti-slip aggregate where appropriate.

What temperatures can you install in?

Polyaspartic can be installed in a wide temperature range, including cooler conditions where traditional epoxy will not cure. We install year-round throughout the DMV.

How do I prepare for installation day?

Empty the garage of vehicles, tools, and stored items. We handle everything else — masking, grinding, dust extraction, repairs, and coating. Most homeowners are not even home when we wrap up.

Will the install create a lot of dust?

We grind with HEPA-filtered dust extractors attached directly to the equipment. The job stays remarkably clean compared to traditional dry grinding.

How soon can I walk and drive on the floor?

Foot traffic in 4–6 hours, vehicle traffic in 18–24 hours. This is the polyaspartic advantage — traditional epoxy systems require 3–5 days.

What colors and flake blends are available?

We carry dozens of standard flake blends in every imaginable color combination, plus custom blends if you have something specific in mind. Solid colors and metallic pigments are available in a wide spectrum as well.

Do you offer a warranty?

Yes. Every residential install is backed by a written workmanship warranty against peeling, delamination, and hot tire pickup. Commercial warranties are scoped per project.

Is metallic epoxy slippery?

Metallic epoxy in its raw form is a high-gloss surface. We add a fine anti-slip aggregate to the polyaspartic topcoat to keep traction high without sacrificing the visual effect.

What is a grind and seal floor?

Grind and seal is a mechanically polished concrete surface sealed with a clear high-performance topcoat. It preserves the natural look of concrete while making it dust-free, sealed, and easy to clean. It is the most cost-effective premium option.

Can you match a specific color or design?

Yes. We can match flake blends to specific brand colors, sports teams, or interior design palettes. For metallic systems we work from sample boards to dial in the exact movement and tone you want.

Do you coat commercial spaces — warehouses, showrooms, gyms?

Absolutely. Commercial floors are a significant part of our work. We coat warehouses, auto shops, showrooms, breweries, gyms, retail spaces, restaurants, and medical facilities throughout Northern Virginia and the greater DMV.

How do I maintain the floor after install?

Sweep or dust mop regularly. Damp mop with warm water — no harsh chemicals needed. For tough spots, a soft brush and pH-neutral cleaner. Avoid vinegar, citrus, and ammonia-based products which can dull the finish over time.

Will hot tires from summer driving damage the floor?

No. The polyaspartic topcoat is engineered to handle hot tire contact without softening or releasing — the failure mode known as hot tire pickup. This is one of the biggest advantages over consumer-grade and DIY kits.

What about chemical spills — oil, gasoline, brake fluid?

The cured polyaspartic surface is highly resistant to automotive chemicals. Wipe spills promptly and the floor will look new. Battery acid and brake fluid should still be cleaned within a reasonable window.

Can the coating fix cracks and damaged concrete?

We fill cracks, joints, and spalls with structural polyurea repair compounds before coating. Existing cracks will be flush and color-matched, though some hairline cracks may still telegraph slightly through metallic systems.
