What Is Flake Epoxy Flooring?

Flake epoxy flooring — sometimes called chip flooring, broadcast flake, or full-broadcast epoxy — is a multi-layer decorative coating system installed over diamond-ground concrete. After surface preparation, a pigmented high-build epoxy basecoat is rolled at roughly 6–8 mils. While that basecoat is still wet, vinyl color chips (the 'flakes') are broadcast across the floor to full rejection, completely covering the basecoat in a textured layer of colored chips. Once the basecoat cures, excess flake is scraped and vacuumed, leaving a uniform decorative surface. Two coats of polyaspartic clear topcoat are then applied. The result is a seamless, decorative, slip-resistant floor that hides minor concrete imperfections and looks dramatically better than a builder-grade concrete slab. Flake systems are the #1 choice for residential garage floors in the DMV because they deliver premium aesthetics, hide cracks and patches that telegraph through solid or metallic systems, and provide built-in traction that makes the floor safe even when wet.

Why Diamond Grinding Is Non-Negotiable

Coatings fail because the concrete underneath was not properly prepared — not because the product was bad. Acid etching, the prep method used by most consumer kits and many low-cost installers, simply opens the concrete pores slightly and leaves behind contaminants. It does not create a true mechanical bond. Diamond grinding is the only surface preparation method specified by every premium coating manufacturer. We use industrial planetary grinders fitted with diamond tooling, attached to HEPA dust extractors. The process creates a CSP 2-3 surface profile — a microscopic mountain range that the epoxy primer locks into permanently. This is the single most important difference between a floor that lasts 15+ years and one that peels in 12 months. Every Iron Garage Coatings project — without exception — is diamond ground.

Our garage floor was a mess of oil stains and salt damage. Iron Garage ground it down, fixed every crack, and laid a flake floor that looks better than the inside of our house.

Worth every dollar. Hot tires, road salt, motor oil — nothing fazes it. Crew was in and out in a single day and the workmanship is incredible.

Two winters in and not a single chip or peel. Best upgrade we've made to the house. The polyaspartic finish still looks brand new.

Questions

Flake Epoxy Flooring FAQs

How long does the install take?

Most residential garages are completed in a single day with our polyaspartic system. You can walk on it that evening and drive on it the next morning.

What does the system cost?

Pricing varies by square footage and concrete condition. A typical 2-car garage runs $2,800–$4,800 fully installed with a workmanship warranty. We provide free, fixed-price quotes.

How long will it last?

Properly prepped and topcoated systems last 15–20+ years in residential applications and 7–15 years in commercial settings.

Will the flake system feel rough on bare feet?

The texture is similar to a smooth, slightly grippy surface — not aggressive. Most clients describe it as comfortable enough to walk barefoot but textured enough to provide grip when wet.

Can I get a custom color blend?

Yes. We can mix any combination of stock flake colors and source specialty flakes for one-off looks. There is no charge for custom blends.
